Celorico da Beira, Guarda
Price:
€135,000
1 bedroom house in move-in condition. 3,951m2 of deep, fertile land, including a borehole, A well & a spring.
Property Description
The house has a total area of 47m2 and includes a double bedroom, a kitchen-dining room, a living room, and a small modern bathroom. Heating is provided by a wood-burning range in the kitchen, a small wood burner in the living room, and an air conditioner/heater. Electricity is mains-connected, and water is supplied via a borehole with a three-stage filter and ultrasonics. The toilet is a vermicompost system, functioning well for five years. All windows are double glazed, and the house is fully insulated with a lime plaster exterior. A modern five-burner cooker, fridge, and both wood burners are included in the sale.
Adjoining the house is an 11m2 outdoor kitchen, which could be converted into a second bedroom with en-suite. It currently has wooden worktops, a stainless steel double sink, gas connections for two cookers, and a hot water boiler.
To the rear is a 22m2 double carport, a 4.5m2 tool lock-up, and a 16m2 ruin ideal for wood storage. The terrace around the house is fully fenced and gated for dogs and includes a 15m2 workshop, 10m2 tool store, 16m2 food store, a garden shed, and an 8m2 ruin for rebuilding.
There is also a cement-based chicken shed with lights and water (4m²) and a large chicken run with access to the spring. Shady plants, stone ruins, and gardens surround the house. A 41m² chestnut roundwood and tile shade area with BBQ provides a pleasant outdoor space. A 3.2m² plunge pool with built-in seating is to the side of the house. Fruit trees here include persimmon, quince, olive, hazel, plum, fig, and greengage, alongside herbs, blackberries, and raspberries.
The land includes three potato terraces lined with olives, plums, almonds, cherries, and vines, plus areas of pine and hazel. Two additional terraces include lemons, strawberries, apples, olives, and 15 young olive trees. The main garden is a well-established permaculture area developed over seven years. A spring feeds into a swale planted with rhubarb, horseradish, berries, and fruit trees. The swale overflows for around nine months of the year into a keyline, which leads to a second swale and then into 16,000-litre water storage tanks. Water in the keylines and swales runs for only part of the year, so collection is essential for sustainable use. Trees include walnut, hazel, pistachio, plum, greengage, apple, pear, cherry, pomegranate, elder, mulberry, fig, and strawberry tree, underplanted with blackcurrants, redcurrants, gooseberries, spinach, raspberries, and grapes.
The second field is fully fenced for animals and includes a block-built pig pen and a 20m² barn previously used for a donkey and pigs. The well and water tanks are located here, edged by olive trees.
Total olive trees: 31.
